What to Expect When You Buy a Fulton Home

Purchasing a home can be one of the most exciting and rewarding experiences in a person's life. It can also be emotionally taxing as a result of myriad decisions that need to be made.

We get it. And we're here to help.

You see, Fulton Homes has more than 40 years of experience in the homebuilding industry and we've proudly put our name on more than 30,000 homes. We even have multiple generations of buyers, who, having grown up in a Fulton Home, now purchase one for their own growing family. In other words, we know all about buying and building a new home. That's why we've put together this overview so that you can know what to expect when you purchase a new home from Fulton Homes — one you're proud to own and we're proud to build.

F is for FINANCES
First things first. Before you start on your homebuying journey, you need to be sure your finances are in order. Is your credit reputable? Do you have the down-payment available? Are you prequalified (not just preapproved) for a mortgage loan? While you can use the financial institution of your choice, one thing you might not know is that Fulton Homes works with preferred lenders — companies we've worked with and trusted for years — who will explain different types of down-payment programs, loan types and options that will best suit your homebuying needs. Once you're prequalified, you'll know the price range of homes you will be able to purchase.

O is for the ONE
Okay, you've been prequalified for a mortgage. You've narrowed down the list of communities. You've decided on the style of home you prefer (one-story or two?), the floor plan (how many bedrooms and bathrooms?) and the elevation, which is the front façade that creates a first-impression personality statement for your home.

Next, you've used Fulton Homes' state-of-the-art interactive technology tools to add and subtract options and room designs, e.g., do you want a fourth bedroom or a media room or a homeschooling center? Making these changes to your floor plan is often something we can do. Finally, you finish tweaking and adjusting and voilà — just like when you find a spouse or partner, when you know, you know — this home is THE ONE you can envision filled with love and laughter for years to come.

D is for DESIGN
Some builders ask you to sign a purchase contract before you go to the design center and select your flooring, cabinetry and the like. But since it's at this point in the process that you choose any optional upgrades, you don't really know the final price of your home until AFTER you've been to the Design Center. That's why Fulton Homes homebuyers are instructed to visit our 13,000 square-foot design center (the largest in Arizona) BEFORE signing a contract so that they will know the final price of their home before signing on the proverbial dotted line.

C is for CONTRACT
Once the offer and terms have been solidified, approved and signed for by both parties, that's when you'll be under contract.

P is for PROGRESS
From this point forward, you'll receive updates on the progress of your new home from the Fulton Homes' C.O.R.E. Management Team. In addition, every Fulton Homes buyer is issued access to a password-protected "My Fulton Home" website that contains all of your contract documents including CC&Rs, landscape guidelines, construction schedules, any agreed-upon options, warranty information, your personalized floor plans and more.

During the months-long building process, dozens of skilled tradespeople work on your home and numerous interim inspections are made by various Fulton Homes professionals, by city code enforcement officers and others. You will have several meetings with the project manager, including a pre-construction meeting and again before the drywall is installed. Plus, your sales associate always maintains close contact with you.

One day, you drive past your homesite, and what do you see? The concrete is poured for your foundation and the trusses and framing are going up! Then the windows and roofing are carefully installed and it's looking more and more like a real home, not just a construction site. Hold your horses, you're almost there!

F is for FINAL WALK-THROUGH
At last, the exterior is complete. While inside, the appliances are in place and the flooring, paint and other finishes are added. It's time to grab your hard-hat and put on your closed-toe shoes — you're about to embark on what's known as, drum roll please: the final walk-through.

A member of the Fulton Homes Customer Care department will accompany you during the final walk-through, which is an opportunity for you and the Customer Care experts to see if there are any issues that need addressed (often called a "punch list") before you move in. The Customer Care department is a separate division of Fulton Homes that does not answer to the construction division of the company; you can rest assured they will provide an unbiased, accurate report on your collective findings. These friendly and highly competent folks will coordinate the completion of your punch list and will be there for you throughout your warranty period.

E is for ENJOY
The punch list has been completed.

The paperwork is signed.

The home has been thoroughly cleaned.

Inside the electrical panel of your new home, you'll find a sticker that is personally signed seven times by multiple individuals who are tasked with delivering you a quality Fulton home.
